Services
We specialise in pre-purchase surveys and offer three levels of service depending on the age and condition of the property you are purchasing, as well as how much detail and advice you would like, or lender requires us to provide. We serve the Somerset, Bristol, Devon, Wiltshire and Dorset areas. *

Level 1
Basic Condition Survey
Provides an overview of the property’s condition and highlights any obvious defects or risks. Suitable for new-builds, properties in excellent condition, rented flats and apartments, and where you have no concerns. Limited content, photos or advice on how to deal with the issues found.

Level 2
Homebuyer's Survey
Also known as: Home Survey, Condition Survey. Standard Survey. Suitable for modern and/or good condition homes. Most flats. The most common survey, includes checks of all elements and of a handful of specific concerns you may have. Includes basic check of communal area for flats.

Level 3
Building Survey
Suitable for older homes (pre 1930), complex construction, or where maintenance has been neglected for some time.
A much more detailed assessment of all areas that can be reasonably accessed as well as advice on maintenance, potential hidden defects, how to remedy issues found, and approximate costings on request. Includes a free Drone survey to follow a line of enquiry.
This survey does not currently include a valuation, if you are obtaining a mortgage this is likely conducted by your lender.

Inventories Plus
For flats and apartments, rentals etc. This provides a condition score for each room or element of the dwelling. Plus we will report on the condition of services where the knowledge of a tradesman provides an extra insight. All too often obvious defects are not reported by other agents.

Specific Defect Surveys
If you have concerns about a particular defect in your home, we can provide a focused appraisal and opinion and possible remedies in a report format.
​
Drone surveys
​
Drone surveys give access to hard to get to places and help defect diagnosis.
​
They come as standard with the Building Survey.
​
(subject to weather conditions and available airspace on the day).

Damp and Mould Surveys

Damp and Mould is usually reported during Homebuyer's and Building Surveys, but for a
more in depth report on Dampness, we can provide a dedicated Damp Survey.
